  • Show units - Evenings/weekends/holidays. We personally meet prospective tenants and walk them throughout the property
  • Tenant Selection - Prospective tenants submit a detailed application. From the information provided we check credit history, verification of employment, and residential rental or ownership history
  • Move-in - We prepare the rental agreement for signing and explain to the tenant their responsibility and obligation; and provide a comprehensive move-in inspection report
  • Provide appropriate rental applications and forms that, along with a consistent screening process, ensure the highest quality tenants while conforming to all applicable laws.
  • Provide a lease agreement that covers your property well, collect and account for rents, and confront tenants to enforce the terms of the lease.

Maintenance

  • Provide 24-hour, 365 day-per-year emergency response to calls
  • Coordinate and supervise all property maintenance needs through qualified and experienced vendors

  1. What are your fees?
    Management and Leasing fees
    • The management fee is referred to as an Agency Fee.  This is the fee you pay to hire Erickson Realty Group LLC to work on your behalf 24 hours a day, 7 days a week.
    • Our monthly management fee is 10% of the gross collected rent with a $65 minimum.
    • When your property is vacant or being advertised before a vacancy, the marketing cost is $125 per month.  This includes installing a sign, placaement in the MLS and web site advertising.
  2. Do you charge a lease up fee?

    Yes, the fee is 2% of the ANNUAL rent. If we rent the home the fee is paid to our company, if another realtor® leases the home, the fee is paid to their company.

  3. Do you charge a renewal fee?

    Yes, there is a $50 lease renewal fee.

  4. When are owner net rent checks mailed?

    Owners checks are mailed between the 15th and 19th of each month. ACH payments go out between the 10th and the 12th of the month.  We prefer ACH as it is quicker and eliminates the chance of lost checks.

  5. Do you do direct deposit?

    Yes - we are now able and prefer to do ACH distributions.  These are done between the 10th and the 12th of each month.

  6. I want to manage my own home, will you find me a qualified renter?

    No, we do not offer this service. We devote our time to our current owners and their vacant properties.  We also do not show other agents properties.

  7. Why should I use a professional to manage my home?

    While the reasons vary for each client, here are some of the key reasons to use a professional management company over self-management:

    • We handle maintenance and emergency repairs, allowing you to sleep at night.
    • We enforce collection of rents and serve the proper notices upon failure to pay.
    • We understand and apply the correct federal, state, and local laws.
    • We know the local market and have advertising discounts.
    • A professional property manager is a problem solver on a daily basis.  Just like a doctor, her or she knows how to fix the situation based on past experiences.  The wise investor spends time building a portfolio and hires the professional to use their expertise and time managing their investments.
  8. Can I do my own maintenance for my property?

    Yes as long as repairs are done in a timely manor.

  9. Who pays for advertising?

    A $125 per month advertising fee is charged for vacant properties.

  10. What paperwork do I need to fill out to get started?

    Email us with your request and we will provide via email the documents required. 

  11. Do you work in the entire Phoenix Area?

    Yes; We manage properties in Phoenix, Mesa, Gilbert,Tempe, Chandler, Apache Junction and Ahwatukee.

  12. What type of documentation do you use?

    Complete documentation

    • Thorough documentation is an important part of good property management.  It prevents and gives everyone involved a clear understanding of what is expected.  Written documentation is used to screen tennts and execute lease agreements and to survey and maintain property conditions.
    • The Property Management contract defines our working relationship with property owner obligations and responsibilities of both parties.
    • Each tenant is required to complete a detailed Rental Application as a basis for screening.
    • A lease agreement is required for all tenants. This outlines tenant and owner responsibilities and requirements.
    • Each property is surveyed at the time of rental and a Property Condition report is given to each tenant and kept on file.
  13. How long is the contract between myself and Erickson Realty Group LLC and can I cancel at anytime?

    The management contract is established for five (5) years.  You will be sent a renewal at the end of this period.  If you should need to sell your property, no worries, the contract can be cancelled at any time.  While Erickson Realty Group is interested in being your property manager for as long as you use your property as an investment tool, we understand that things happen, life changes.  Therefore, the contract can be cancelled at any time, no questions asked.  After the first year, there is no penalty.

  14. Do I need to leave any money in my account as a reserve?

    Yes.  We will maintain a $300 balance in your account for general repairs while it is occupied.  When your property is coming vacant, we request owners to increase their reserve to $500 to cover normal turnover cost.

  15. Can I hold my own security deposits?

    No - all security deposits are held in our Trust Account

How it works:

In order to keep your financials secure, we use a state of the art portal system which communicates with your email.

Each time you wish to view your reports, you must visit the portal and enter in your email address. You will be emailed a single-use link where you can view your statements. This link does not have a time limit, however, it will only work once.
